Steelwork completes at £30m ARK as final phase takes shape
Steelwork has been completed on the final phase of the ARK industrial and logistics (I&L) scheme at Markham Vale, marking a key milestone in the delivery of the £30million development.
Origin, a joint venture between HBD, part of Henry Boot, and Feldberg Capital, is delivering the circa £9million second phase of ARK; a final 53,700sq ft unit.
Practical completion is expected in Q3 2026.
The milestone follows the completion of the first phase in October 2025, which delivered 107,000sq ft of ESG-compliant industrial and logistics space. Capital Angling was the first occupier at the landmark M1 scheme, taking a 17,050sq ft unit.

ARK is being developed to a BREEAM Excellent specification, in line with Origin’s commitment to delivering next-generation industrial and logistics space.
Markham Vale is a landmark 200-acre industrial and logistics development delivered by HBD in joint venture with Derbyshire County Council. Located at the heart of the motorway network with direct access to the M1 via Junction 29a, the award-winning scheme has created more than 2,600 jobs and is home to occupiers including Great Bear Distribution, Smurfit Kappa and Bilstein.
Origin was launched to own and develop ESG-compliant industrial and logistics assets across the UK’s mid-box market and is targeting the delivery of £1billion of high-quality schemes over the next five to seven years.
